ABOUT US

At Impact Growth Capital, we operate on a fundamental belief: public and affordable housing can—and must—do more than provide shelter. It can serve as a launchpad for generational mobility and long-term economic empowerment. We see housing not as a passive solution, but as an active platform for change—one that creates enduring value for both communities and investors.

Our firm partners directly with HUD and local Public Housing Authorities to reposition distressed assets through innovative Public-Private Partnerships (P3s). At the core of this strategy lies our proprietary Resident Transformation System—a rigorously developed, outcome-based model designed to help families exit poverty within two to three years. This system tracks measurable progress across three key domains: education, employment, and health. Every initiative is data-driven and transparently structured to produce tangible, lasting outcomes for the individuals and families we serve.

By aligning private capital with mission-critical outcomes, we are reshaping what affordable housing can achieve. Our approach is already attracting national attention for its potential to serve as a scalable blueprint for impact-integrated real estate. In our first year alone, our pilot sites are positioned to deliver safe, stable housing to more than 2,000 families, providing a replicable model that can scale across high-need markets nationwide.

Our leadership team brings together decades of institutional experience across real estate development, capital markets, and community revitalization. Collectively, we have raised and deployed more than $16 billion, completed over $3 billion in real estate development, and successfully delivered 25+ affordable housing projects. Beyond the financial execution, our team has directed more than $20 million in resident-centered initiatives, reaching over 15,000 individuals across 21 communities.

We are building the next generation of affordable housing—one that is dignified, resilient, and rooted in measurable impact. For our partners and stakeholders, this means participating in a platform where financial performance and social progress are not mutually exclusive, but mutually reinforcing.
